Bounded by two lane ways and bustling Dundas Street West to the north, this new mass timber mid-rise development will be purpose built for an affordable housing agency. Supported by the City of Toronto’s Climate Division’s Mass Timber Affordable Housing Pilot Program, this first prototype will define future urban infill designs.


Other sustainable initiatives include geothermal heating and cooling, permeable paving, low impact stormwater management systems using vegetated swales, native pollinator planting, a stormwater retention tank, green roofs, and natural play for children.  Located adjacent to two major transit routes, there is no basement structure or permanent car parking spaces.


The at-grade resident’s private amenity space is located between the main mixed use building and two-story lane way housing. The lane way structure includes accessible residential units at grade and a bike locker. The courtyard provides space for respite under tree canopies, lush planting and accessible pathways.
